Dubai Ready-Home Sales Surge as Buyers Favor Established Properties
Dubai’s residential property sector witnessed a notable shift in the third quarter of 2026, with a 16% jump in sales of ready-to-move-in homes. According to a recent report by Betterhomes, buyers are increasingly pivoting away from off-plan developments in favor of completed properties that offer immediate occupancy and the potential for instant rental income. This transition highlights a move toward a more selective market, where investors prioritize the transparency and established community infrastructure of existing homes over future projects. Consequently, secondary market transactions hit 10,055 units, accounting for a larger slice of the overall market value at Dh27.1 billion.
While demand for ready homes has risen, the broader market is reflecting a cooling trend in pricing as buyers become more sensitive to value. Median prices for both apartments and villas saw a slight quarterly decline by September, even though they remain higher than figures from the previous year. Simultaneously, the rental market is experiencing a historic surge in demand, with leasing enquiries hitting record highs due to Dubai's growing population. Interestingly, this spike in interest hasn't translated to higher rents; instead, competition has led to more realistic pricing from landlords. As the market enters the final quarter of the year, experts anticipate that well-priced homes in proven neighborhoods will remain the primary focus for both tenants and buyers alike.
