Abu Dhabi Unveils Marsa Al Saadiyat: A Dh100 Billion Waterfront Mega-Project

Abu Dhabi has officially launched Marsa Al Saadiyat, a massive Dh100 billion mixed-use development that serves as the final piece of the Saadiyat Island masterplan. Unveiled in the presence of Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, the Crown Prince of Abu Dhabi, this expansive 6.4 million-square-metre project is set to redefine the emirate’s coastline. Renamed from its previous title of Saadiyat Marina District, the development will be spearheaded by Aldar and is designed to house over 58,000 residents within a diverse collection of luxury villas, private mansions, and waterfront apartments.

The project emphasizes connectivity and modern living, featuring an 8-kilometre waterfront, a massive marina for 350 vessels, and an extensive network of cycling and walking trails. Beyond residential living, the site will function as a cultural and commercial hub, anchored by a new theatre district capable of hosting 6,000 guests, premium healthcare facilities, and three schools. With infrastructure plans that include an underground Etihad Rail station and new tunnel networks connecting to neighboring islands, Marsa Al Saadiyat is positioned to be a cornerstone of Abu Dhabi’s global competitiveness. Construction is slated to begin in the third quarter of this year, with residential sales expected to open in late 2026.
