Dubai’s residential market is experiencing a significant surge in investor confidence, with roughly 75.5% of all properties currently under construction already snapped up by buyers. According to recent data from fäm Properties, out of the 564,072 units in the development pipeline, 425,863 have already been sold. This trend is particularly pronounced in the villa segment, which boasts an impressive 85.4% absorption rate, slightly outpacing the demand for apartments.

The appetite for off-plan properties remains remarkably high for upcoming project deliveries as well. For homes scheduled for handover in 2026, nearly 83% are already off the market, with certain premium areas like Al Wasl, Palm Jumeirah, and Downtown Dubai seeing near-total absorption. Industry experts attribute this sustained buying momentum to the city's robust regulatory framework and the high standard of incoming residential developments, which continue to attract both local and international investors eager to secure properties long before construction is finalized.
