Dubai Property Market Shifts as Home Prices Experience Rare Decline

For the first time in five and a half years, Dubai has seen a dip in residential property prices. According to recent data from Cavendish Maxwell, average home prices fell by 1.7 percent year-on-year in August 2026, landing at Dh1,636 per square foot. This cooling trend marks the first annual decline since early 2021, suggesting that the city's real estate sector is moving away from its period of rapid, unchecked growth toward a more stable, mature cycle.

Despite this softening in pricing, the market remains active, with nearly 10,900 homes sold in August and a total transaction value reaching Dh23.4 billion for the month. While transaction volumes experienced a typical summer slowdown, off-plan properties continue to drive the bulk of activity, representing roughly 75 percent of all sales. Industry experts note that while prices are adjusting, the underlying fundamentals of the market remain strong. This transition is seen as a natural normalization, shaped by broader economic factors and a more measured approach from buyers after a long stretch of intense demand.
