Dubai Shared Housing: What You Need to Know About Parking Rules
Under the latest guidelines issued by the Dubai Municipality, landlords operating shared housing units are officially exempt from the standard requirement to provide a specific number of car parking spaces. While this eases the burden on property owners, it does not grant them free rein over the surrounding area. Owners are still strictly required to follow Dubai Building Code standards and must secure official approval from the Roads and Transport Authority (RTA) if they intend to utilize any adjacent land or road reserves for parking purposes.
However, this exemption comes with a new mandate for eco-friendly transit. Property owners must now install bicycle parking facilities equivalent to at least 10 percent of the total occupant capacity. For instance, a facility housing 100 people is required to provide at least 10 bicycle bays. As the deadline for full compliance is set for September 8, 2027, both current and prospective tenants are encouraged to verify parking availability with management before signing a lease, as the lack of dedicated vehicle spaces is a significant factor to consider in a car-dependent city.
