Key changes include strict square-footage requirements—at least five square meters per occupant—alongside mandatory ratios for bathrooms and kitchen space to ensure a less congested, more functional living environment. Owners have a one-year grace period until September 2027 to bring their existing villas and flats into compliance with these new municipal standards.
While many welcome the potential for a more peaceful living experience, industry experts warn that these improvements may impact rental costs. Because some units will likely need to decrease their total occupancy to meet the new room-size and bathroom quotas, the remaining tenants might face higher monthly bills. Real estate professionals estimate that bed-space rents could climb by approximately Dh200 to Dh300 in certain areas, as property owners adjust to the cost of facility upgrades and reduced tenant capacity.
