Abu Dhabi's Property Market Evolves: A Pivot Toward Luxury and Off-Plan Investments
Abu Dhabi’s real estate landscape is undergoing a notable transformation, with a distinct shift toward high-end and off-plan residential developments. While overall transaction volumes saw a dip in the third quarter of 2026, the total market value surged by 32% compared to last year, signaling that capital is increasingly flowing into premium assets. Investors are becoming more discerning, prioritizing long-term value, prime locations, and superior quality, which has bolstered the performance of the luxury segment. Notably, transactions exceeding Dh10 million saw a massive 104% year-on-year increase, with off-plan properties accounting for the vast majority of these high-value deals.
This trend is further supported by a robust influx of foreign investment, as non-resident and expatriate buyers accounted for 70% of total sales value in the first half of the year. Despite the moderation in deal counts, property prices for both apartments and villas continue to climb, reflecting the market's underlying resilience. As the emirate prepares for a significant increase in residential supply by 2030, with roughly 68,000 units slated for major hubs like Saadiyat and Yas Island, the competitive landscape is set to intensify. Moving forward, the market’s growth will likely remain tied to Abu Dhabi's strengthening international profile and economic fundamentals, provided developers continue to meet the high standards expected by a selective global investor base.
