Dubai’s Luxury Real Estate Market Shows Resilience Amid Global Uncertainties
Dubai’s ultra-prime property market maintained steady momentum in the third quarter of 2026, recording 86 residential transactions valued at $10 million or more. According to the latest data from Knight Frank, this brought the total sales for the quarter to $1.57 billion, contributing to a year-to-date total of 412 transactions. While these figures represent a slight dip compared to the previous quarter and the same period last year, experts attribute the cooling trend to regional geopolitical tensions, which have dampened buyer confidence and led to a 5 per cent price correction across the city’s top ten prime neighborhoods.
Palm Jumeirah remains the crown jewel of Dubai's luxury sector, accounting for roughly a third of all high-end sales this quarter. With 27 transactions, including the quarter’s most expensive deal at Dh260 million, the island continues to attract long-term investors and holiday homeowners rather than quick-flip speculators. While villas remain the preferred asset class, representing nearly 64 per cent of luxury deals, the market saw a notable shift toward ultra-prime properties; sales exceeding $25 million actually increased in value as the quarter progressed, proving that the appetite for top-tier real estate remains robust despite broader economic headwinds.
