Dubai Court Orders Eviction for Tenant After Missed Rental Payments
A commercial tenant in Dubai’s Business Bay has been ordered to vacate their premises after failing to pay a single dirham of their Dh2.415 million rent obligation. Despite the landlord issuing a formal 30-day legal notice as required by local regulations, the tenant remained delinquent throughout the entire grace period. It was only after this statutory window closed that the tenant attempted to deposit the outstanding funds, hoping to rectify the situation and avoid expulsion from the property.
However, the Dubai Rental Disputes Centre (RDC) firmly rejected the tenant's late settlement attempt. Citing Dubai Law No. 26 of 2007, the committee clarified that the landlord's right to eviction is triggered the moment the 30-day notice period expires without payment. Because the deposit was made after the legal deadline, it carried no weight in the proceedings. Consequently, the court ordered the immediate handover of the property and mandated that the tenant cover all accruing rental costs, legal fees, and administrative expenses incurred during the dispute.
