UAE Office Market Faces Severe Supply Crunch as Demand Soars

The UAE commercial real estate market is currently navigating a period of intense supply constraints, particularly in Abu Dhabi, where prime office availability plummeted to a negligible 0.1% in the second quarter of 2026. According to JLL’s latest market report, this scarcity has triggered a significant uptick in rental costs across the capital, with prime rates climbing by 11.7% annually. Similarly, Dubai is grappling with high demand and low vacancy rates, leading to aggressive growth in rental prices for both Grade A and Grade B office spaces. As prime inventory vanishes, businesses are increasingly pivoting toward secondary office options, pushing vacancy rates down across the board.

Beyond the office sector, the UAE retail landscape is undergoing a strategic evolution, with developers prioritizing community-centric malls and flexible leasing models to better serve changing consumer habits. While leasing activity in Dubai has shown signs of softening due to fluctuations in tourist footfall, Abu Dhabi’s retail market remains resilient, buoyed by a strong appetite for neighborhood-based shopping destinations. Experts note that despite regional economic shifts, the market is maturing, with a growing reliance on flexible workspaces and the integration of AI-driven strategies to shape the future of corporate real estate.
