Dubai Metro Expansion Set to Boost Property Values by Up to 30%

Property values in the vicinity of future Dubai Metro stations are expected to climb by 15% to 30%, according to Mattar Al Tayer, the director general of Dubai’s Roads and Transport Authority (RTA). As the city moves forward with the ambitious Blue and Gold Line projects—a massive Dh55 billion investment—officials are conducting detailed studies to determine optimal station locations. These upcoming additions are set to significantly broaden the network, increasing its total length from 90km to 162km by 2032 and further cementing the metro's role as a cornerstone of the emirate's transit infrastructure.

Beyond driving economic growth and property appreciation, these expansions underscore Dubai’s commitment to world-class public transport. With the Blue Line slated for 2029 and the Gold Line for 2032, the RTA is relying on the expertise of Emirati engineers and a global team of specialists to ensure projects meet the highest international standards. Since its 2009 launch, the Dubai Metro has transformed urban mobility, currently handling 40% of all public transport trips and serving nearly three billion passengers to date, a figure that is sure to rise as the network continues to evolve.
