Can Dubai Tenants Pay Rent in Monthly Installments?

If you are renting a property in Dubai and hoping to switch from the standard quarterly payment structure to a monthly arrangement, it is important to understand your legal standing. According to Article 12 of Law No. 26 of 2007, the specific payment schedule is essentially a matter of mutual agreement between the landlord and the tenant. While the law defaults to four equal quarterly installments if no other arrangement is specified, it does not explicitly prohibit paying rent on a monthly basis.

Ultimately, your ability to pay monthly depends entirely on whether your landlord or property management office is willing to accept those terms. Because the tenancy contract is a binding legal document, if the owner insists on the standard four-cheque schedule, they are well within their rights to do so. Your best course of action is to open a dialogue with your real estate agent to negotiate, but keep in mind that unless both parties formally agree to a change, you remain bound by the terms originally outlined in your signed lease agreement.
