Can a Dubai Landlord Evict You to Sell Your Property? Know Your Rights
If your landlord in Dubai demands you move out because they intend to sell your apartment, it is important to know that you have significant legal protections. Under Dubai’s rental laws, a landlord cannot simply force you to leave before your current tenancy contract expires. Even if the property is sold, the existing lease remains fully binding, meaning the new owner must honor the terms of your contract and cannot force you out before the agreed-upon date. Your right to occupy the home is legally shielded during the entire duration of your active lease.
If the landlord genuinely wishes to sell the property and wants to evict you upon the expiry of your contract, they must follow a strict legal process. They are required to provide you with a formal 12-month eviction notice, which must be served specifically through a Notary Public or via registered mail. Without this official notice, any verbal or informal request to vacate is not legally enforceable. If you find yourself in a dispute or if your rights are being disregarded, you can escalate the matter to the Dubai Rental Disputes Center (RDC) to ensure your protections under Law No. (33) of 2008 are upheld.
