Dubai Residential REIT Reports 15% Profit Surge in H1 2026

Dubai Residential REIT has posted a strong financial performance for the first half of 2026, recording a 15.1% rise in net profit to Dh716.5 million. This growth was largely fueled by an 8.1% increase in revenue, which reached Dh1.04 billion, alongside a highly efficient operational strategy that saw the EBITDA margin climb to 79.4%. The company’s success is anchored by robust demand within its expansive portfolio, boasting a near-perfect occupancy rate of 98.6% and an impressive tenant retention rate of 94.1%. In light of these solid results, the board has approved an interim cash dividend of Dh573.2 million, or 4.4 fils per unit, offering investors an attractive annualized yield.

The REIT also saw its gross asset value grow to Dh25.2 billion, supported by the strategic integration of new properties in Jebel Ali Village and Garden View Villas. With a portfolio now spanning nearly 36,000 residential units, management remains focused on sustainable expansion and maintaining a conservative financial profile with a low net finance-to-value ratio. Looking ahead, Ahmed Al Suwaidi, Managing Director of DHAM REIT Management, noted that the firm is actively exploring new growth opportunities, including the potential acquisition of over 500 premium homes across key developments like Dubai Wharf, Lantana Hills, and The Acres, further solidifying its position as a leader in the region’s residential leasing market.
