New Protections for Dubai Renters: How to Void Deceptive Contracts
Dubai’s Rental Disputes Center (RDC) has introduced a significant legal safeguard, empowering both landlords and tenants to annul lease agreements if they discover that the other party provided misleading information or hid critical facts before the contract was finalized. Rooted in the Civil Transactions Law, this ruling ensures that transparency remains a cornerstone of the rental market. By allowing parties to invalidate a contract before it is even implemented, the RDC is effectively protecting individuals from entering into agreements with unreliable entities that have a history of financial disputes or legal issues.
This policy shift gained momentum after a landlord successfully contested a lease with a company that had a documented history of unpaid rent and outstanding judicial orders against its management. The RDC determined that such concealment constitutes "deception," permitting the contract to be scrapped entirely. To prevent falling into similar traps, both landlords and tenants are encouraged to utilize the "Rental Good Conduct Certificate" available on the Dubai REST app. This free tool provides insight into the rental-related legal history of the other party, allowing stakeholders to make informed decisions and conduct thorough due diligence before committing to a long-term lease.
