Abu Dhabi Residents Find Relief in New Zero Per Cent Rent Cap

Tue, Jun 9, 2026(2h ago)Real Estate

The recent announcement from Abu Dhabi authorities to cap rental increases at zero per cent has brought significant relief to families facing potential displacement. For residents like Zayed Al Hashemi, a father of eight who was facing a five per cent hike ahead of his contract renewal, the policy serves as a timely lifeline. The measure, which covers residential, commercial, and industrial properties, ensures that renewal costs remain aligned with the last registered Tawtheeq contract, effectively halting the upward pressure on housing costs that has strained household budgets across the emirate.

While the decision is a welcome intervention against rising living costs, some tenants remain cautious about how landlords might navigate the new rules. The Abu Dhabi Real Estate Centre implemented the freeze in response to record-high occupancy rates and a surge in new lease prices, aiming to foster a more predictable and stable environment for those living and working in the city. Real estate professionals suggest this move is essential to maintaining the emirate's appeal, as it provides the long-term financial security that families need to thrive amidst an increasingly competitive housing market.
