Dubai Property Market Shows Signs of Cooling with Price Adjustments

Dubai’s residential property sector is currently undergoing a cooling phase, with notable price drops in some of its most high-profile apartment communities. According to the latest ValuStrat Price Index (VPI) for July, areas like the Burj Khalifa, Jumeirah Beach Residence, and Town Square saw the most significant annual declines. While the citywide average for apartment values dipped slightly month-on-month, the market remains nuanced; areas such as Dubai Silicon Oasis and Dubai Sports City bucked the trend, recording solid annual growth. Overall, the market is showing signs of settling toward stability as it moves away from its post-pandemic highs.

The villa segment also experienced a minor monthly contraction, yet annual growth for villas remained largely flat compared to the previous year. While some communities like Jumeirah Islands and Emirates Hills continue to show strong year-on-year gains, others like Mudon and Dubai Hills Estate have seen downward pressure. Meanwhile, buyer interest is shifting toward ready-to-move-in homes, which saw an 11.4% increase in transactions last month. Although off-plan properties still dominate the majority of sales, the uptick in ready-home purchases and the resilience of ultra-prime transactions over Dh30 million suggest that investors are becoming more selective in a stabilizing market environment.
