Despite facing a period of geopolitical uncertainty throughout the second quarter of 2026, Dubai’s commercial real estate market has demonstrated significant underlying strength. While data from CRC Property indicates a temporary dip in total transaction volume and value compared to the first quarter—largely attributed to cautious investor sentiment following February’s regional conflicts—the sector’s long-term trajectory remains positive. Rather than signaling a structural decline, industry experts view this quarterly moderation as a short-term correction that underscores the city's ability to withstand external pressures.

Most notably, the demand for office and retail spaces has surged on an annual basis, defying broader market trends. Office sales value skyrocketed by 190% compared to last year, with Business Bay maintaining its status as the city's primary hub, particularly for smaller units favored by start-ups and small enterprises. Similarly, the retail sector saw its sales value climb by 178% year-on-year. This sustained influx of institutional capital into premium assets highlights a deep-seated confidence in Dubai’s economic fundamentals, proving that the city continues to be a premier destination for global investors despite near-term disruptions.
