Dubai’s Rental Market Poised for Another Record-Breaking Year

Dubai is maintaining an incredible pace in its real estate sector, with new data suggesting that the city is well on its way to hitting a record number of rental contracts this year. According to insights from fäm Properties, the city recorded over 38,000 rental agreements in July alone, bringing the seven-month total to a staggering 214,445. This figure represents a 1.9 percent increase compared to the same period in 2025, signaling that despite shifting regional dynamics, Dubai remains a top-tier destination for professionals and families alike.

The sustained demand is largely driven by one-bedroom apartments, which currently make up 41 percent of all tenancy agreements. Firas Al Msaddi, CEO of fäm Properties, attributes this resilience to the city's stable regulatory environment and consistent population growth. Popular neighborhoods like Al Warsan First, Jebel Ali First, and Business Bay continue to lead in contract volume, while the drop in lease cancellations further underscores the market's overall health and the long-term confidence tenants have in the emirate’s property sector.
