Dubai Sees Historic Surge in Home Deliveries During First Half of 2026

Dubai’s property sector reached a significant milestone in the first half of 2026, welcoming 24,800 new residential units—a remarkable 37.6% increase compared to the same period last year. This wave of completions reflects the maturation of projects launched during the intense construction boom of 2024 and 2025. While the market is normalizing from the record-breaking activity of previous years, it remains highly robust, with nearly 80,000 sales transactions generating over Dh221 billion. Off-plan properties continue to be the primary driver of demand, as buyers remain enticed by flexible developer payment plans, even as the market shifts toward a more sustainable and steady growth trajectory.

Despite this increased supply, property values and rental yields remain resilient, underscoring Dubai's status as a top-tier global investment hub. Average sales prices and rents have both climbed, with rental yields for apartments and villas remaining particularly attractive for investors. The luxury sector also continues to thrive, witnessing a double-digit rise in ultra-high-end transactions. As developers shift their focus from aggressive new launches to completing projects in the pipeline, the market is entering a balanced phase. Supported by a growing economy and a substantial future supply of homes, Dubai’s real estate landscape appears well-positioned for long-term stability and continued investor confidence throughout the remainder of the year.
