Sharjah’s Real Estate Boom: UAE Investors Lead the Market

During the first half of 2026, Emirati investors cemented their dominance in the Sharjah real estate sector, contributing to over half of the emirate's total trading value. Data from the Sharjah Real Estate Registration Department reveals that local investors funneled Dh 14.9 billion into the market, covering 22,599 properties held by 9,655 individuals. This robust activity highlights a thriving property landscape, driven largely by local capital and a strong appetite for real estate growth.

Beyond the investment figures, the market is witnessing a notable shift in demographic participation, particularly regarding gender and age. While male investors still represent the majority of transaction volumes, female participation is steadily rising, with women accounting for nearly 28 percent of traded properties. This trend is further pronounced among younger demographics, where female engagement reaches even higher levels. Abdulaziz Ahmed Al-Shamsi, Director General of the department, noted that these trends underscore a maturing market, fueled by the increasing involvement of women and youth who are actively shaping the future of Sharjah's property development.
