Dubai has firmly cemented its status as the world’s premier market for branded residences, currently boasting 175 schemes. According to Knight Frank’s latest Residence Report, the UAE is a powerhouse in this sector, accounting for a massive 19% of the total global development pipeline. Dubai’s dominance is particularly striking, as it holds more than double the number of projects compared to Miami and nearly six times the count found in London. Beyond Dubai, other UAE hotspots are making significant waves, with Abu Dhabi and Ras Al Khaimah’s Al Marjan Island securing spots in the global top ten.
The sector is undergoing a notable evolution as developers move beyond traditional hotel-linked offerings. While hospitality giants like Marriott and Four Seasons remain dominant, non-hotel brands—ranging from luxury fashion labels to high-end automotive names—are increasingly capturing market share. Industry experts note that buyers are becoming more discerning, prioritizing the quality of service, location, and the lifestyle proposition over the brand name alone. With the market projected to nearly double its number of units by 2031, the Middle East continues to serve as the primary engine for this global growth, reflecting a shift toward diversified investment and lifestyle-driven residential opportunities.
