Dubai South Property Market Hits New Heights With Record Sales
Dubai South has witnessed an extraordinary surge in its real estate sector, recording 12,428 residential transactions in the first eight months of 2026 alone. This performance has already outperformed the total transaction count for the entirety of 2025 by 27 percent. According to the latest Anarock report, this momentum is largely fueled by a shift toward smaller, more affordable units, with studios and one-bedroom apartments now dominating the landscape. While the average price per square foot continues to climb steadily—reaching Dh1,656—the overall average ticket price has moderated as buyers prioritize compact, off-plan properties that currently make up 94 percent of all sales volume.
Beyond immediate sales, the region is bracing for a significant expansion in housing inventory, with over 38,000 units expected to enter the market between 2027 and 2029. This influx of supply, coupled with the long-term infrastructure benefits of the Al Maktoum International Airport expansion, positions Dubai South as a key growth corridor. While developers continue to aggressively acquire land, indicating confidence in future demand, experts note that the market’s next challenge will be ensuring that absorption rates keep pace with this substantial construction pipeline. Meanwhile, the rental sector remains robust, showing a 2.4-fold increase in average rents since 2020, signaling sustained interest from both investors and future residents.
