Dubai Tenant Evicted Following Massive Multi-Million Dirham Rent Default
A commercial tenant in Dubai’s Business Bay has been ordered to vacate their premises after failing to pay a staggering Dh2.415 million in rent. Since the inception of the tenancy agreement, the occupant had not made a single payment, prompting the landlord to issue a formal 30-day notice demanding the outstanding balance. Although the tenant eventually attempted to settle the debt by offering a deposit, this move came well after the legally mandated window had closed, rendering the effort ineffective in the eyes of the Dubai Rental Disputes Centre (RDC).
The RDC’s decision reinforces the strict application of Dubai Law No. 26 of 2007, which grants landlords the right to seek eviction if rental arrears are not cleared within 30 days of a formal notice. Because the tenant missed this critical deadline, the committee ruled that the eviction must proceed, dismissing the belated payment offer as legally inconsequential. Beyond the eviction order, the tenant has been held liable for all accrued rent up until the day they vacate the property, alongside associated legal costs, serving as a stern reminder for tenants to prioritize deadlines when navigating contractual obligations.
