Abu Dhabi Residents Must Secure Property Occupancy Certificates by September 16

Property owners and real estate managers in Abu Dhabi are being urged to act quickly, as the Department of Municipalities and Transport has set a September 16, 2026, deadline for securing or renewing building occupancy certificates. This mandate, rooted in Administrative Decision No. 1 of 2024, is designed to ensure that all structures meet strict safety, technical, and quality standards. To comply, owners must work with authorized engineering consultancies to submit applications via the Municipal e-Permitting System. While there is a potential six-month extension for those who initiate the formal process before the deadline, officials are encouraging early action to avoid potential complications.

The consequences for failing to obtain this certification are significant, with administrative fines reaching up to Dh1 million. Beyond the financial penalties, buildings lacking a valid certificate will be unable to register new residential tenancy contracts through the Tawtheeq system. The certification process involves thorough safety checks, including structural assessments, fire safety clearances, and inspections of gas, water, and ventilation systems. As municipal authorities increase field inspections to enforce these regulations, property owners are advised to prioritize these updates to protect their assets, maintain property value, and ensure the safety of their residents.
